How Many Renders a Property Launch Actually Needs
The render count a launch genuinely uses, which images are commissioned and never used, and how to budget the set.
Developers commission render sets by negotiating a number rather than by listing what the launch will use, and the result is predictable: several images that appear everywhere, several that appear once, and two or three that were never used at all. Working from the deliverable list rather than from a count produces a smaller set that covers more.
The images a launch reliably uses are identifiable. One hero exterior that carries the campaign. One contextual exterior or aerial establishing the location. One amenity view for the facility that differentiates the development. Two interior views per unit type, typically the living area and the master bedroom. One dimensional floor plan per unit type. A view render per orientation where the view is part of the price.
For a development with three unit types that arrives at roughly fifteen images, which is fewer than most launches commission and more than most budget for. The saving comes from not producing the second and third exterior angles, the additional amenity views and the interior variations that get approved because they were in the package rather than because anything needed them.
The images most often commissioned and least used are the alternative exterior angles. A second and third view of the same building from different sides adds little, because the buyer's question about the exterior is answered by the first one. The exception is where the elevations genuinely differ, which is worth checking rather than assuming.
The images most often needed and least commissioned are the dimensional floor plan and the keyplan. Buyers cannot read technical drawings, and the question of where a specific unit sits within the floor determines the view and the noise, which is a question every buyer asks in the gallery. Poushneh (2021) found that perceived proximity to a virtual product influenced purchase intention, and for an unbuilt unit these two images do more of that work than an additional exterior.
Crops should be planned as part of the count rather than treated as free. A hero rendered for a landscape layout rarely crops to portrait without losing its composition, and repositioning the camera later means re-rendering. Deciding the required formats per image before the camera is set turns one render into several usable assets, which is where the apparent shortfall in the count is actually recovered.
Resolution planning has the same effect on the budget. Images that will appear on hoardings, gallery walls and double page spreads need substantially more pixels than web heroes, and rendering the whole set at the highest requirement is wasteful while rendering it at the lowest guarantees a re-render. Establishing which images go large, at the start, allows the set to be rendered appropriately.
Phasing should shape the commissioning schedule rather than producing everything at once. The teaser phase needs one or two images. The launch needs the full set. The sustain phase needs different angles and the amenity views that were held back. Commissioning in tranches spreads the cost, and it means later images benefit from what the early ones revealed about buyer questions.
The revision allowance should be stated per image rather than for the project, because archviz revisions cluster. An exterior revision is frequently a camera or light change, which is a re-render. An interior revision is often a material or furniture change, which is a partial rebuild. Pricing the same allowance across both is a common way these projects become unprofitable for the studio and contentious for the client.
The most useful discipline for a developer is to write the deliverable list before asking for a price: which images, for which document, at what size, in which crops, per unit type. A studio given that list quotes accurately and produces a set where every image has a job. One given a request for twelve renders will produce twelve renders, and the launch will discover in week three which two it actually needed and did not get.
